Get to know Edgewater Glen
Edgewater Glen is a pocket of century-old houses and deep front porches at the north end of Edgewater, a short walk from both the Red Line and Andersonville. It runs just four streets deep, from Norwood up to Granville, between Clark Street and Broadway.
People move here to get a house, a yard and a block that knows their name without leaving the city. The neighborhood is a National Register historic district, and residents have run their own garden walk every summer since 1973.
Day to day, it's quiet. The restaurants, theaters and shops sit at the edges along Broadway, Clark and Granville, and the lake is a walk east.
Why People Love Edgewater Glen
People who know Edgewater Glen describe it the same way: suburban calm with the city at the end of the block.
It's houses, not units. Local historians call it an island of single-family homes in a part of the city built mostly as flats and apartment buildings. That has been true for a century.
Halloween is a neighborhood event. One resident counted 1,198 trick-or-treaters at her door in her first year, and more than 1,600 in a later one. Neighbors sit out on their porches for it.
Neighbors do things together. They have opened their gardens to the public every July since 1973 and still throw block parties. Residents also researched and won the neighborhood's historic designation themselves.
Everything is at the edges. Residents walk to Edgewater's restaurants and shops, several small theaters and the lake. Andersonville's Clark Street strip starts a few blocks south.
The commute is simple. The Granville Red Line stop sits just past the neighborhood's northeast corner, with buses on Broadway and Clark and a Metra station a short walk west.

What to do in Edgewater Glen.
Life in Edgewater Glen starts on the porch, and everything else is a short walk to the edge of the neighborhood.
Mornings head for Granville. Pick up coffee at Metropolis by the Red Line station, or sit down to breakfast at Ann Sather.
Broadway is the errand street. Pick up dinner from the Thai, Sichuan and taco spots nearby, and shop the Edgewater Monday Market at Broadway and Thorndale in season. When you want sand, the lake is a walk east.
For a night out, you barely have to leave. Raven Theatre sits at Clark and Granville on the neighborhood's northwest corner, and Jackalope Theatre performs inside the Broadway Armory just to the south. For a bigger evening, Andersonville's restaurants and bars start a few blocks down Clark.
The calendar belongs to the neighbors. July brings the Garden Walk and summer brings block parties. On Halloween, residents sit out on their porches and hand candy to more than a thousand trick-or-treaters.
Housing Types & Architecture
Edgewater Glen is a single-family neighborhood, which is rare this close to the lake and the Red Line.
Most of the houses went up in the early 1900s, when the family that had farmed the land built dozens of homes at once. The signature style is the American Foursquare, finished with Prairie, Craftsman, Queen Anne or Dutch Colonial details. Expect deep front porches, sunrooms, oak trim, stained glass and lots wider than the Chicago standard.
Condos and flats sit at the edges. Three-flats, six-flats and small courtyard buildings cluster toward Broadway and Clark, and they are the lower-cost way into the neighborhood.
The historic status is an honor, not a restriction. National Register listing doesn't limit what owners can do to their homes, and it can make them eligible for preservation incentives when they restore.
The catch is supply. Only a handful of homes change hands in a typical month, and the good ones draw multiple offers.
The quick read: a strong fit if you want a historic single-family home with a porch and a close-knit block near transit. A harder search if you want new construction, a full-amenity tower or plenty of listings to choose from.
